If QQQ is roughly flat (about between −1% and +1%), buy NAIL, a 3× leveraged ETF tied to U.S. homebuilders and suppliers. Otherwise, hold BIL, a short‑term T‑bill fund. Rebalanced daily. NAIL is very volatile due to 3× leverage.
